do have 2 credit unions checking/savings and 1 discover banking accounts
No rejection letter from no one yet. I will
follow up with AMEX for additional information. In the meantime awaiting chase and capital one
I'd be looking hard at those rejection letters. Meanwhile, stop applying. Every application approved or not, brings at least one hard pull. Those hurt your score. In additional, some banks are very sensitive to recent hard pulls.

From this, it looks like you're probably being denied for DTI. Making some modest assumptions about your rates and terms for the car and home loan, I get around 84% DTI.
@driver Your FICO score is great and everything should be in order, the only thing that I would think of is lack of history reporting a CC. You mention Discover it, if that is under 12mo reporting than most likely the high end cards that you are going for need to see more history.
12 mo of positive payment history is very important, also some other banks like to see more than one CC in your profile.
